Extensive redevelopment is underway with municipal designs approved (fees pending) and an active permit for roof replacement. A coordinated process with PG&E is open to underground electrical service beneath the driveway to a new panel under the carport. All demolition was documented, debris removed, and salvageable materials donated. The main residence has been substantially demolished and reframed for a new layout, including footings for a future living room bay window. The roof is sealed with fire-rated underlayment, damage remediated, drainage improved, and skylights installed. All drywall, flooring, fireplace, and outdated systems were removed for full replacement. Structural upgrades include an open living room ceiling with engineered beams, rebuilt patio roof, full gas and water re-plumbing, completed framing for baths, laundry, and closets, and repaired basement walls. The guest house was refreshed with repaired hardwood floors, updated kitchen, new appliances, full repaint, new electric HVAC, water heater, and panel, plus deck and drainage repairs. Exterior improvements include a rebuilt pool system with new plumbing, resurfacing, lighting, modern heating, concealed cover, upgraded irrigation, tennis court removal, and new retaining walls with plantings.
